    Related paving contractor information

    Paving contractors vs. concrete contractors

Paving contractors and concrete contractors are often hired for the same projects. However, a paving contractor, unlike a concrete contractor, primarily uses asphalt for these projects. Asphalt is generally less expensive than concrete and requires less time to settle. Paving contractors can help residential homeowners and commercial business owners make important decisions regarding their projects.

    Other responsibilities include:

    • Inspecting the location to determine if concrete or asphalt should be used
    • Determining if driveway resurfacing or repairs can be made instead of a complete overhaul
    • Overseeing the clearing of the area to be laid
    • Checking for buried pipes that may disrupt the foundation
    • Monitoring the workers laying the material

Paving contractors will also factor in the project's purpose, the homeowner's or business owner's budget, the climate, the anticipated appearance, and any weight-bearing requirements before beginning construction.

A paving project is often a permanent fixture of any home and business. Whether asphalt or concrete is used, the material can last for several decades so pavers should be selected with care.

Can driveway resurfacing increase home value?

There are many factors that determine a home's selling value and it is important to do your research before starting any project. Driveway resurfacing or remodeling is a common home improvement project due to its ability to update the curb appeal of a home. A newly paved driveway shows the attention you have put into your home's upkeep. Here's how:

    • Investment: A driveway is a long-term investment. Asphalt and concrete driveways can last anywhere between 20 to 40 years when properly maintained.
    • Appearance: The driveway and sidewalk are often the main focus when it comes to a buyer's initial reaction. Asphalt can be made to match the driveway to the street. Many homeowners enjoy the uniform transition from road to home. However, asphalt does not offer much, if anything, in terms of design. Concrete, on the other hand, is more versatile which allows pavers to offer designs and finishes.
    • Safety: Driveways can crack and create dangerous dips or holes that can damage a vehicle or make a person lose their footing. Driveway resurfacing will smooth out any flaws and increase the safety of a home.

    How climate affects paving materials

Constant exposure to outside elements can affect the quality and lifespan of both concrete and asphalt. Driveways, steps, and patios are all at risk of weather-related damage. Many driveway resurfacing and repairs are necessary due to the results of original poor material choices.

    • Concrete can crack in cold climates. If water seeps into concrete and freezes, it can expand and result in cracks. Continuous salting to prevent ice can also deteriorate concrete.
    • Asphalt can withstand cold weather but it can soften in high temperatures. Heat warps the material, making it uneven.

To reduce the possibility of time and weather-related damage, ask your paving contractor what you can do to protect your investment. Many will recommend using a sealant. Be sure to talk to them about the timing (you cannot seal asphalt or concrete right away), as well as the pros and cons of sealing.
